S&P refurbished and extended this 1990s office building that had an original provision of 46,888 sq.ft of office accommodation. The brief was to deliver high quality commercial space with specific focus to improving the entrance and reception, the WC core, cycle and shower facilities, 4th floor extension and improving the general external appearance.
The front entrance has been dramatically improved with a new stepped access from Windsor Road inviting visitors into a fully refurbished and extended reception and collaborative working space. The reception has a private meeting room along with meeting pods and an extensive seating area. Tactile finishes combined with bespoke joinery and select furniture collections populate the double height entrance space and promote interaction and creativity.
The 4th floor of the building has struggled for years to attract an occupier and a dramatic change was required to turn this around. A substantial extension was added to the 4th floor adding approximately 2,600 sq.ft of office space. The new office space created has floor to ceiling windows and exposed services.
The office floor plates have been fully refurbished to offer a combination of exposed services and sleek suspended ceilings, both of which provide flexible and adaptable space for future tenants. All electrical and mechanical services on the refurbished floors have been replaced to improve the energy efficiency of the building. The existing cores have been consolidated to achieve BCO-compliant WC, shower and cycle storage provision.
