2 Causeway

Formerly known as Swan House, this vacant 54,500 SQ.FT (GIA) office building within Causeway Park was completely refurbished to a full CAT A specification including all new M&E services to compliment the other developments on the park.

Externally, sections of the 90’s red brickwork were painted dark grey to blend in with the sprayed curtain wall glazing whilst leaving projecting bays of original red brickwork to become focal points. A new single storey entrance canopy frames the reception doors and provides a point for new building signage.

The reception was completely reinvigorated and opened up with the removal of bulky mezzanine floors to leave more slender links between the lifts and existing staircase. Feature LED lighting, triple height timber-clad walls and integrated building branding provides a new focal point to the relocated reception desk.

The atrium was fitted out to a CAT B standard as a communal lounge and central hub for all building users to meet, relax and collaborate. Meeting pods, coffee points, feature timber walling and impressive mature trees, crowned by hanging pendants that span the atrium create a destination space.

All office floor plates were completely refurbished including white metal plank ceiling tiles with a central raft of dark perforated tiles providing a glimpse of semi-exposed services. The works were carefully developed and executed by AIS under the close management of the XLB team.
