Twenty3 Brunswick Place is an office building overlooking East Park in the heart of Southampton that required significant refurbishment and extension works. Our brief included an extended reception and business lounge, improved entrance and arrival experience, better use of an existing atrium, renovations throughout and new end-of-trip facilities.
This was a constrained site, enclosed by neighbouring buildings to two sides and pavements to the other two elevations. To create a more appealing and active street frontage we implemented a ground floor glazed ribbon extension that wraps around the existing pavement frontage. A vertical extension that runs the full height of the building sits above the main entrance, creating a more defined entry and with the advantage of allowing high level branding.
A new rooftop extension provides an additional 20% net lettable space and replaces a dated pitched roof with a contemporary black clad penthouse office, which has a balcony overlooking the park.
Internally, the reception area has been extended into the new extension, with a business lounge and greater visual connection to the street. The ground floor now flows into the atrium creating more lettable space, while the atrium base sits on the first floor, with offices looking on to a new winter garden and rooflights providing better daylight throughout. Office areas and common parts have been fully refurbished.
Plant areas that were in the lower ground floor have been relocated to roof level creating space for new end-of-trip shower and changing facilities without losing any car parking spaces. The building will achieve BREEAM Excellent (the only available BREEAM Excellent building in the region) and the EPC rating has moved from D to A.
