The Great Bustard

The Great Bustard pub lies within the Great Durnford Conservation Area, immediately north of a Grade II listed building. As a historic public house and focal point of the village it is considered a non-designated heritage asset. Originally a 19th Century farmhouse, the pub had suffered from a lack of investment over many years, leading to sub-standard facilities and closure.

The proposal for this property is to combine the warmth of a traditional pub with contemporary additions, high quality food and guest accommodation. It will be transformed with distinct spaces to the side and rear, replacing existing poor quality extensions. In their place will be a new restaurant and kitchen, enlarged bar area, separate private dining room and a remodelled entrance. The first floor will be home to three new guest rooms. A small development of three outbuildings will provide eight further en-suite rooms, their materials and form referencing the buildings that used to sit alongside this boundary wall. A new basement will house staff and customer facilities. Overall, the scheme increases the footprint from 2,700 sq ft to 8,800 sq ft.

The pub sits next to the River Avon Site of Special Scientific Interest (SSSI) and we have been very careful to ensure there will be no negative impact on the river as a result of the works. Sustainability principles are key to the project and include a closed-loop electric ground source heat pump that will provide renewable energy for heating, cooling and hot water across the site. New extensions and outbuildings will be energy-efficient while in the refurbished part of the pub the existing thermal envelope will be significantly upgraded to reduce energy demand.
